FOCUS ON A TURNING ECONOMY
 
Premise:
In order to take advantage of the turning economy, please consider taking a few opening steps, including:
*  Build a working check-list tailored to your circumstance  NOW 
*  Develop a Core Team (managers plus advisors) focused on opportunities 
*  Two sets of eyes for every important effort 
*  Convert concepts to Plans and Plans to working sequences with ownership and measures 
*  Work to a Calendar (more on this in the article to the right)
 
Include: 
*  Review of what worked best and worst AND WHY in the past 5 years 
* Give special / focused attention to the year that was the most difficult 
* Seek out feedback from your clients and allies 
* Reach out on the internet for examples and models of what other groups both similar to you and also with significantly diverse interests accomplished

Special Note:
If many of these sound similar to elements of sequences advanced by TRG over time, that is a reflection of how important it is to convert theory to action NOW, while prospects are opening.  Of all of these USING THE CALENDAR to drive a written plan forward is of the highest magnitude. (Yes important enough that we are saying it four times in this Newsletter.

"GOT ONE OF THOSE" 

Groups of leaders are complex creatures.  While their purpose is to make central decisions, there is a universal balancing act between Boards of Directors and Executive / Managerial Leadership. Often the result of an imbalance is this:  elements will be discussed, targeted results will be written and activities may even be initiated... until everything stalls.

If there is one key method for assuring that key ideas, developed by leaders in concert, are moved forward toward success, it is applying a working calendar to ALL decisions leading to action.

Unfortunately, one of the greatest barriers to success for many groups is the existence in writing of plans and policies that are neither understood nor actively followed.  If the answer to the question “Do you have Plan?”  is “Yes, we’ve ‘got one of those… somewhere’” then the group is at risk.

Criteria for a Plan Management Calendar:  
* All named intended outcomes are given a targeted Measure and Timing 
* An Owner with commitment to report individual initiatives at designated intervals 
* A Monitor / Owner for the working Calendar  
* Conversion of concepts into active Plans and active Plans to working sequences with ownership and measures for all parts 
* Composite review of outcomes at designated intervals (generally at least quarterly)

The act of planning resulting in written intentions is a powerful stimulus for development of everything ranging from businesses to charitable interests to community development.  
 
Conversion to a Calendar-based review system will help keep complex and valuable intentions on track.

Guest Predictions is a regular feature in which we ask leaders in a number of professions a set of questions that affect us all. 
 
Lauren Oakley Schwenk is the CEO and President of Oakley Rhinehart Cassidy, LLC, a real estate investment, development, and management company in Central Florida.  As a young professional, she is actively involved in her community and seeks to engage other young professionals to be retained in the area.   As a result of her role on various boards and professional committees, she was the recent recipient of the Polk Emerging Leader Award for young professionals in her region.


Q:     What do you see as the key emerging uses of the internet in Housing Development?
 
A:    The internet has given us greater access to sales data, mapping capabilities, property information, upcoming job drivers, and has allowed us to stay ahead of housing trends in areas that are rebounding quickly.
 
Q:    What surprising applications of the internet have you found in Housing Development?
 
A:    The use of Smartphone apps has been an incredible tool in researching and contracting for land.  One app in particular lets us pull-up next to any property and gives us property appraiser, land use, flood plain and sales data within seconds.
 
Q:     What have been the "Best Uses" of the internet for you in Housing Development?
 
A:    The sheer amount of reliable data that is available at our fingertips and in relation to the rapidly changing real estate market.
 
Q:     What should be avoided when dealing with the Internet in Housing Development? 
 
A:    There are many times when using the internet will not come close to replacing face to face discussions with the personnel or leaders of state and/or local governmental entities.
 
Q:     Which next steps might you recommend for all of us to take in Housing Development
 
A:    The entry steps are difficult but cannot be short cut.  There are many land owners who find the way appearing to be blocked, who might be best served to ally themselves with those who have been down the path.

THERE IS A SEASON 

Yes, the economy is turning.   
 
Does this mean it is time to jump at every reasonable (appearing so) opportunity in front of us.  No...  The opposite is true. 
 
While there is high value in acting on current (and hopefully continuing) shifts, the steps to systematically assess and plan how to take advantage of the turn, can be the difference between quick action that feels right and a steady push into the next round of business development.  It is also of the highest value to build these efforts into a calendar of measure and review.
 
Both articles to the left speak to these ideas. Each in turn is connected to extended versions of these development areas on our website.

Given the special opportunities of these times, our team is also preparing a special newsletter for Mid April to be focused on what you, as a part our network of friends, believe to be ideal targets for that push.
